| Prior to issuing mortgage
approval the lending institutions insist on receiving a valuation
report on the property, upon which they are lending. Typically this
valuation report is commissioned from one of their own panel of valuers.
The general charge for this valuation, which is paid by the client
is €126.97 (to include VAT at 21%). In cases where the purchaser
is buying a new property, a first and final valuation may be required.
We can arrange that the above fee will cover the cost of both valuations.
In certain circumstances
or particularly where the client is purchasing an older property
it maybe prudent to commission an independent architect’s
report on the property.
This type of report is usually more expensive, as it is far more
detailed in nature and underpinned by an
architect's professional indemnity insurance cover. The decision
as to whether or not to obtain the full architect’s report
rests primarily with the client themselves. Depending on the size
of the property the architects fee is usually in the region of €300.00,
and the client will organise the survey and pay the fee themselves
directly to their architect. Where a clients wants us to arrange
such a survey we would be happy to recommend a suitable firm and
commission the report at as competitive a fee as possible.
